Does anyone have good growth potential cities and neighborhoods from Miami to Fort Lauderdale and all the way up to West Palm Beach and the vicinity, with long term hold potential?  

Currently, we live in Dallas, so our strategy is to buy and hold in the Dallas-Fort-Worth area, but the more we analyze deals the more attractive the Toledo market becomes.

You may also look at SF's in the Fort Hunt area (think south Alexandria near Mt Vernon) - I see some very reasonable properties there that are getting decent rents - leveraging those at 70% LTV could be a means to achieving your goal.
