I haven't been marketing much in the area too much recently, but I found off market deals via driving for dollars and contacting the owners via cold calls and mailers. 

My point is when you hear fed printing billions via q.e. all that new money goes directly into bonds (major bond market support) or as reserves on primary dealers balance sheets.
