Gap funding has been helpful to some so that the "wholesalers" can own the property before they market it to other investors. 

I love talking about this stuff so much that my kids complain about it constantly, so I thought helping other people understand some of the general contours of the industry from a legal perspective would be a better outlet than lecturing teenagers for a fourth time about what a defeasance is!

He can spend the next few years-ish getting a finance degree through an online school while working part time, but he just got offered a full time position helping with sales for a local wholesale real estate company.

For active investing it is also helpful to have some type of advantage that sets you apart from other investors - that could be construction or rehab skills, market knowledge or anything else that gives you an edge.I was an active investor and didn't really have any of those skills.  

From there it is really just a matter of determining comps, cost to rehab a property, and your timeline.I have helped several investors flip their first home in Austin and learn how to do it effectively.
