On the subject of the flip it's a great transformation & the experience usually is the most value you get.I recently had fellow investors complain that they spent 3 months working on a rehab only to clear $10k between 3 guys.

Unless someone knows different it seems this work has transformed the community into a solidly C class area, still poor but gang activity is down.

If the East New York rezoning  goes through I think it will have a very trans-formative effect on the area in a good way.  

I had definitely seen worse rehab houses than this one, but started to wonder if this “former contractor” would be able to transform this house into something like one of the comparables in the neighborhood without breaking the bank.

This one small thing transformed my business.

I agree with Jean, if you can transform the property into an income that will give you a great return long-term.
