I asked our buyer for 2,500 non refundable if he doesn't close in three weeks, he did that and we ammended the closing date.If that doesn't work and you have a really sweet deal, you can also ask him how much extra he needs to stay in he deal.

in 04 I listed 22 duplex's in Vancouver for a flat fee of 30k each.. sold them all in one weekend in the crazy days of that era at a big event I put on in San Francisco.. builder netted what he wanted which was 200k each .. builder under a lot of pressure from his construction lender and the local market was not absorbing them.. pretty sweet deal..

You are correct - if you want to earn a commission you have to have a license - and technically you are earning your broker a commission and then your broker pays you whatever the agreed upon rate between you and the broker.The concept of saving money on costs while acting as your own agent works, but it may not be as sweet as it sounds.

My best friend bought and lives in one - lives for free using a nearly no down loan HUD184 - and makes a couple hundred in cash flow while living in a brand new detached home with garage... if anyone thinks that isn't a sweet opportunity... they're not on the road system in Alaska at least...

I have another 40 acres optioned 160 plus lots and I only have 100k into it controlling a 4 mil property to buy and 8 million value when ready for build out.. so that's a pretty sweet use of 100k.. 100K tieing up lots are worth 140k each so basically right now 100k controlling a 20 mil at lot value and another 10 mil in build profit..
