When I asked my rep from Quicken about closing costs on that particular property is when he responded to let me know that they could not offer me a loan on a property less than $200k [insert stunned and confused face here].

Also, I recommend placing it on zillow for rent; it won't cost you anything and the audience is far larger and mainstream than craigslist (which still scares some folks).Don't lower your price further...change your marketing approach from quiet and cozy - to  stunning Dean Lake access home, with garage and large lot for enjoying the great out-and-indoors.  

I’m around the Philly,Delco area.. if you are having a hard time pronouncing my name the “H” is silent, I go by “Pin” also... one of those Asians with a difficult name lol.

@Kenneth MooneyI agree that it's likely a southern thing, in my one year living in Nashville it was stunning how slow business moved compared to what I was used to.

You can discriminate against Christians, you can say you don't want any Asians, you could say you only want 18-year-old female strippers, no single moms, or whatever.
