A forbearance is not a permanent change in the payment amount (or any note term) it is temporary and at the end of the term obligations go back to what the note stipulates.

With a 401k loan, however, while the borrowed money won't be appreciating (or depreciating for the matter) in the market, it will be getting the interest that you pay yourself, rather than some other finance company.I'm sure there is a factor that I'm not considering, but seeing as the OP is probably going to get a loan anyway, I think that a 401k loan might be one of the best avenues, with the stipulation that he considers his occupation within the company very secure.

I'd be willing to fix everything up, satisfy the DIHLR stipulation and even have my property manager get a solid tenant in place for a few dollars more :)  I highly suggest looking in the Janesville/Beloit area, I'd also recommend a property manager if you are further than a 30 minute drive, they are well worth the $50/mo.
