It's been eons since I shopped for a dishwasher, and never for a rental yet, but given the unit which needs the machine isn't super high-end, I'm leaning towards the 400-500 price point (quality/value/reliability).

One shower, a washing machine, no dishwasher. 

Some companies will place machines on your property and you get a percentage.

Anyone using  a key cutting  machine to keep costs and time down? 

Though I'm a licensed real estate agent, in southern CA there are some REALLY well established offices that work the high end listings, and have their marketing down like a well oiled machine.

As a real estate investor and attorney, who already had a custom operating agreement for my business, I immediately saw the value and purchased the LLC Master Machine after the event.Also, to put the price point in perspective, I usually charge ~$2,000 for an entity organization/incorporation and the accompanying governing documents.

I would say 70% of our tenants here in Connecticut pay through our website and the other 30% either mail payment to our office or drop it off at our office in the rent slot. 

If so, you'll need to get into your hot tub time machine to see those rents..  

The reason I ask is we are pitching this model to friends that may want to invest and get involved and I want to build an accurate performa.That being said, do you all have insight on what the original startup cost is for furnishings, small appliances such as coffee machines and first round of consumables (ie coffee, cleaning supplies, toilet paper etc)?
