As interest rates rise, the buyer pool shrinks which holds prices or drives them down . . . moving to a buyer market which will impact what people can get for flips.We have seen a slow down on properties selling but people are still paying top dollars for flip homes.

I will say, when you get thru the numbers (and it can be hard projecting sales) and after 20% down with mortgage note/HOA/prop mgmt fees, the profit margins shrinks to very little. makes me consider a LTR rental close to me in Atlanta, where rental profits are smaller but i could self manage and not lose another $10-12k.
