Maybe you can do a "ride along" and visit the property if possible.

In all reality he didn't know how to properly manage a property and the eviction process sounded too scary so he gave in and the tenants got a free ride for many months.

Once I have that information, I usually will go over to the property appraisers site to get the owners information and then ride by the property to see if it is vacant. 

I don't want to ride it out again.

At this point, we are inclined to just let them ride and reset for the next 5-year term.
