Literally, I've worked with military who just hit "refresh" on CL every 30 minutes because places go that fast.I'd recommend you overprice the property slightly.

It is refreshing to get honest feed back from experienced investors.

We will probably each sit for our licensing exam B4 the end of the year (mine will be a refresh from having earned my brokers designation 30 years ago) and will start fairly slow with available personal capital plus other sources.We would love to hear from other local members (or anyone for that matter) as we ramp up and will enjoy becoming a contributing part of our new investor community.ThanksMatt

I would prefer to fix plumbing and HVAC issues -Full electrical rewire including service with gutted house @ 15k -Hardwood floors and install (low grade wood) @ 10k-Furnace + Water heater @2.3k-Drywall material and labor @ 10k -Plumbing supply replacement and drain refresh @ 3k-Roof @ <5k Every market is absolutely different, so you are right that possibly in Oregon and definitely in California a buyer would request wiring to be re-done on a house that wasnt priced accordingly.

Refreshing to see other investors jumping in at a young age, at first I thought it would be an obstacle for me but I am starting to re-think that. 

You may find it a refreshing change to focus on building your investment business and to look for ways to invest in yourself  as you respond to the challenges of every day life.  

Local financing can be tricky,  having to speak basic Japanese and write your name and address in Japanese is not so easy.
