Great deals don’t always happen overnight—they require consistent, strategic outreach.And patience to know that some of those follow-ups won’t turn into deals for 1, 3, or 10 years.

Is it a hard-stop wall, no more, or just each additional over the 5 would incur some per-envelope fee? 

The problem is that even people who are providing advice that may be contrary to their short term personal gain and focused on long term benefits MAY change direction over night if their personal situation - usually financial - changes.  

The perfect home might not appear overnight, and that's okay.

I meant location as in location of the MTR ( whether its near hospitals, bus stop etc) and also the city or town it is in.

Start by mastering the basics: find motivated sellers, build strong connections with cash buyers, and never stop learning.

About a month ago I had a contractor replace a roof that got damaged from a storm but when they had the shingles off another storm blew through overnight and blew the tarp off and a lot of water got in the house.

I have a duplex where the plumbing was getting backed up.Had a plumber go out there and put a camera in the lines and turns out there are roots growing into the plumbing from a nearby tree.The quote to rip out and replace the plumbing was a staggering number.My thought is to cut down the tree to stop the growing and then eventually put the liner in the plumbing.Any experience with this?

I recommend he look for a property manager who can figure this out and stop the bleeding, then maybe take over management in a year or two when he's better prepared.
