From what I see, correct me if I am wrong, most of these turnkey outfits are selling their rehabs for quite a bit over 'retail' value.  

And the below market wasn't much and a few of the outfits didn't allow for wiggle room.

I recommend that you establish a good relationship with Lender/s NOW (by asking THEM these same questions, to find the most Investor-friendly outfit).

@Craig Fitzsimmons Our internal operation specializes in managing properties, but I am networked with a couple of very good realtors, follow most of the major wholesalers, networked with the good turn-key outfits, and have inside deals cross my desk each week.

We've done well and we're actually looking to buy more in the areas besides these turnkey units.Can anyone help me find turnkey outfits that could take me through the market and perhaps showing me houses?

Don't plan on doing anything buy my own stuff so am not looking for a big name outfit, just a reasonably priced place to hang my shingle.
