Unless you are able to open up the closet space where the water heater currently is (assuming it is indoors) and use it for more living or storage space creating value of usable interior space, then I don't see why you would want to spend more money on tankless as opposed to the less expensive tank heater.

I guess these are those things that you learn on the way when you jump in and learn along the way as opposed to sitting back and possibly never getting started trying to figure out everything before starting. 

Also the flats being large, they can feel like a home, as opposed to smaller units, which some tenants inevitably out grow. 

A lot of those kids are going to hang around for the summer anyway, as opposed to traditional dorm students.The only caveat is that it should be walking distance or a short drive or bike ride to campus.

Why not get a full time job as opposed to waiting so long to make a few bucks?

It's a little bit harder to take the food out of peoples mouths once they are already eating it as opposed to not giving it to them for free.

If they are signed on as "roommates" then do they have much fewer tenant rights on their side as opposed to renting out the top half as a unit?
