They've got three cats and two litter boxes, and the entire unit stinks of litter -- they've also got food and dishes everywhere, and huge piles of dirty clothes everywhere.This is a nice, fairly high-end apartment in a not-so-great area, it should stand out as being nicer than the surrounding apartments.

What wasn't easy was getting them to dish out money to hire an Attorney to do a commercial work-out with no guarantees...especially they were looking at 10K for just the retainer.

Typically you want to wash the dishes and put them directly into the dishwasher .. its a real pain and bad design with that set-up.

Get things that either wear hard (non-teflon cookware, pleather couch) or can be cheaply switched out (slip cover couch, Ikea duvet covers, open stock dishes to replace damaged ones and keep the set matched) if they get thrashed.A penalty-based cleaning fee (instead of a flat fee) will leave your guests feeling, well, penalized after their stay.

Here the magic number is four;4) Rooming houses work best when you have a "trusted" resident who can act as Den Mother to the house: ensure the garbage gets taken out, dishes get done, etc.
