There is risk in both options & as an investor you need to weigh those risks & stand firm on whatever you decide.

That seems to be extremely unique in today's environment.But if you're looking for more tenant stability, some of the options you listed might be a better fit. and don't see it talked about a ton here (that may be a good thing)

MTR may be a better option if not wanting to LTR. 

Clearly define terms, including an exit strategy, buyout options, and how proceeds will be split.

Real estate success is driven by demand, it sounds like you will have more tenant options and higher prices in Ft.

So your only option would be a single family not in a HOA.

My husband and I just sold a property that we were renting in WA state and will have about $90k from that sale that I would like to reinvest, but not sure what the best options are around here to make the most of our money.
