Most brand new units fill up within weeks if not leased already!

If you're not working with a local agent to help you screen tenants...I would say the best way to get as many eyes on the property is create marketing material - add to local FB groups and host 2 consecutive open house weekends showing a model unit and amenities.If you're close to any University Campuses - I would also suggest to partner with the university for housing opportunities for upperclass students.Good luck with filling those up!

I personally have dumped thousands of dollars in renting these units over the years and have seen townhomes filled on a weekly basis.

Regarding fire places, our friends that have older apartments with fire places are often filling the fireplace gap with electric LED "virtual fireplaces". 

The trend we are seeing since July has been a slower time to fill vacants that do experience a move out instead of renewal.  

@Alex Withorn Mine isn't necessarily any big secret, but reaching out to guests to fill a day before and/or after their stay that is open has been great for our overall revenue.

If you have multiple entities you can get an ID number that makes it quicker to fill out for subsequent entities. 

She will know that you filled the paperwork.

From what I Have read you just need a special use permit, which if filled out correctly shouldn’t be too hard to get.  

These turnkey providers were filling that void and so I was a little less worried about getting the absolute most return I could and more interested in mitigating my risk so my first experience into this world would hopefully be less rocky.I'm only a few months in, but so far it's been a good experience and it's actually given me the courage to keep going.
