For purposes of this Declaration, "single family" shall mean a single person, a group of persons related by blood or marriage, or not more that two (2) persons over the age of eighteen (18) unrelated by blood or marriage (except for children of Owners or tenants actually residing in the Dwelling).

My wife has her property she bought prior to our marriage and is her sole and separate property and only on her credit report.

My thought right now is to purchase a duplex near marriage and live in it for a year while house hacking.

Even if it could work, it's not a good idea for you and your fiancé to be tied to your mom financially heading into a new marriage.

OR if its a second marriage, you then have to fight two sets of kids. 

The waste of my time was my 7-8 years marriage, which stopped me from archiving more.

Thanks for any input.Also, when you discuss (with anybody) why these applicants weren't approved, do *not* talk about their marriage status and especially do *not* opine as to whether or not their kids are biological.

The only way in my book is to rent (RTO) for 12 mo at least (date before marriage) THEN offer they buy (but only if their credit has been cleaned up etc) optoinally with seller financing. 

As a landlord, your best defense if things get ugly is correct paperwork delivered in a timely manner.If you're going to evaluate these guys, realize its a commit like a marriage for life.
