In Cleveland you can find below market rental ready duplexes that require minor repairs (keep in mind that discounted properties come with their own challenges).

This is more common in today's market and often allows the seller to get a higher sale price than if you were to go through a bank/SBA loan.

What's your criteria for the market you're interested in? 

- Will they search for off-market properties for you?

Todays market vs a different market will also impact your buy box.
