I am reaching out to other OOS investors how do you manage your rehab when it is way past the timeline.

Their pro formas felt optimistic with providing 6% annual appreciation and property management that is only about 6% of rent so I take it with a grain of salt (they offer their own property management services but it has terrible reviews on Yelp so I would probably go with someone else).

For example one person could manage paperwork and another person could be boots on the ground.

Your experience reminds me to manage the portfolio well (i.e. sell losers) and to be patient. 

I take a picture of their driver's license.I ask for phone numbers that accept texts and any alternate land or business phone numbers.I ask for the names and birth dates of anyone under 18, and ask if there are any service / emotional support animals, together with their names and breeds.I also ask for personal references, previous landlord contact info (and length of time there), employer contact info (and how long there, together with earnings), as well as the name and contact information for their manager / boss.

I also have a ton of property management experience and offer tenant placement.

The other 10% are scammers, or have mental issues, or have perpetual money problems, or are career criminals, or psychopaths, or have massive entitlement issues, lack anger management, or are spousal abusers, or can’t hold a job, or don’t want to work, etc.  

@David Kendall Jr, for deals that I am managing myself, I want a minimum $50k profit potential, and shoot for about a 15-20% profit margin, whichever is greater.At the end of the day, percentages alone don't work for me, because my time has a value to it.
