Sugarland is a great place to live, really good school, some older neighborhood has low tax rate, nothing as low as california though.

Tenants can draw the process out with numerous delays and it is not uncommon for a tenant to live rent free for 3-6 months before the sheriff can do a physical eviction.

Something that I was looking into was buying a multi-family house so that way I can (house hack); which basically means I live in one unit and rent out the other unit, and that way I can either live rent-free or pay very little rent so I can build more capital and experience.
