Not a lot of our competitors offer this but it's something we can consider (but for us, it can't be in a rural area, the loan amount must exceed $150k, if we're using PadSplit income (or STR/MTR income) the max LTV is 75% and the down payment must come from your own funds). 

It will cost a lot to redo do all the services.  

I think a lot of people like those on the Forum are entrepenurial thinkers and can design ok on their own, but of course there are some people who cannot design a doghouse and will need you for the whole project, lots of those folks out there..... :-)

People tend to waste a lot when everythings included, so this helps to avoid that problem.There are also companies out there that can install a meter in lieu of doing a full submeter to ascertain how much usage the unit is using monthly.

I find it's very personal, and dependent a lot on your goals, resources, risk tolerance, location, experience, etc.
