I don't think the HOA can restrict what a tenant does within their own unit (the lease can), they can prevent activities in common areas.

There's no reason to provide details, though I do let people know if anyone asks that we do not accept bulk up-front rent payments or anything like that because I absolutely do not want a prospective tenant to think that someone else swooped in with a bunch of cash last minute.

Same basic structure they asking price is a suggestion, I offer what I think is a workable number for me and we negotiate to the "middle";Â though the middle is not halfway, we never "split the difference".Â

I think the math should scale (i.e. for ~$2M I should be getting >12 bedrooms minimum).Does anyone have experiencing owning investment properties near UofM central campus, and/or as a property manager, that can comment on how the rental market has been for the past decade plus (stability, concerns, etc.)?Â
