I offered them asking price on all of them as a package with 50k down, amortization for 30 years and balloon out in 24 months.

There are other secf8 authority for other towns that due pay less....then unfortunately they do not qualify.I see it as a two way street, you can not discriminate against them and they can not against you......so the rate and lease is the same.

I'd underwrite the property, with that low interest rate assumable mortgage, to cash flow positively from day 1 as a long-term rental, but be willing and able to use the rent by the room strategy or to rent out part of the property as a Short Term Rental to dramatically increase cash flow during my occupancy. 

I then bought another SFR, a couple of duplexes, a 4-plex and invested as a partner in a 13 unit.

If places like yours are sitting at $2200 with no traction, you’re taking on unnecessary risk, especially as a first deal.
