I've been trying for several weeks to uncover sources for potential properties to rehab and flip in the Atlanta area - specifically the east end, Old Fourth Ward, Morningside, Inman & Grant park areas.

By applying not only the science of normal math but the art of proper application we can tease trends and patters out of huge, seemingly random, data sets which uncover curious and often profitable information.

I don't usually dig back 7 years but in this case I'm glad that I did.I am extremely grateful that we dodged the bullet by uncovering this hidden past.

While this is not a fatal mistake, it's more paperwork and headache if its uncovered later on when you try to sell.

That said, our short sale marketing (direct mail) efforts have uncovered a lot of sellers who are on the edge of being able to sell for enough to pay off their mortgage and not have to short sale (the market is improving).We refer these leads to another agent we work with, and she's keeping pretty busy with these leads.

You're behind already but if you want to analyze further you may uncover opportunities to increase the value and make the deal work...

And again, DO NOT let her near your property until you have completed all of your due diligence.. . . and if you havent uncovered any derogatory information, it is because you havent looked hard enough!
