My current thoughts:Insulate exterior walls with basalt stonewool, like RockwoolUse cement backer board behind the showerUse DensArmor Plus Drywall in the bathroom because the gypsum is wrapped in fiberglass mats and should prevent moldEncase the whole bathroom in Schluter Kerdi Water membraneStill deciding between tiling the shower, or using an acrylic shower enclosure.This is probably overkill, but I'd rather have a belt and suspenders on, than find out I need to remodel a bathroom again in 5-6 years.I'm in Oakland, CA, in the Fruitvale.

Totally agree this is the thing I see most beginning landlords fail to realize turn over KILLS returns Kills them.. for us the Vegas home we use if its not rented but it cant be rented for less than 30 days based on CCRs I would think SR and Sonoma county had huge demand after the fires ???

In this latest rehab, the project is slated to come in around $25k and the vast majority of the work has been done by the contractor himself, with subs being used only when required by code (certain electrical work, plumbing, etc) My thought is, asking for a lien release can't hurt, and worst case overkill for such a small project.
