Perhaps if there are some mineral reserves on this land that is another story, however assuming not then I would only like to add a few things.1.

There may be some old landfills I am unaware of but there are many that I am aware of.It still remains to be seen if all of this natural gas drilling and fracking will have a negative effect on peoples foundations but they are just about finished drilling around here.Of course that is also another plus as they are very generous with paying whoever owns the mineral rights to the land to explore under it and even more generous if they find some natural gas to drill.

Just miner projects. 

As a person from an Ag background the farmers are not eating out because there is more wheat it's because the oil people are buying or leasing their mineral rights and then paying them for surface impacts due to drilling.

This is a gold mine waiting for a miner with the right tools.

This can include things such as easements, mineral rights or the lack of mineral rights, and of course the zoning. 

I think part of the problem may be minerals (rust) in the water that discolors it.
