Parts are ridiculously expensive and good repair technicians are hard to find.If you have multiple properties and some storage room, I recommend keeping your eye out for gently used appliances at deep discounts.

I shared in not-so-gentle terms how I had been pitched HARD by one of their agents. 

I see some investors massage debt terms to try and make a property work with a loan or then overpay before repair costs and then they are stuck using sub par contractors.

I live in Miami most of the people in Miami work service jobs most of the people in Miami make under $20 an hour and I guarantee you that when the economy turns down the waiters the waitresses the cleaning ladies the bartenders the massage therapist the yoga teachers all suffer and a lot of them lose their housing
