Triplex with one water met
All,
I just recently purchased a triplex that I am house hacking (1/1, 2/1, 2/1 w den). The units are all under one water meter and 2 electric meter (the largest unit is stand alone) and the owner was previously covering all utilities. Before purchasing I asked the owner to provided utility expenses for all three units. Here is my train of though with moving forward. please provide any feedback but be gentle with you criticism/advice......I'm just joking let'er rip!
1. Even though this is my home, I'm barely there (my family lives out of and I travel extensively for work) so I am looking to pay as little as possible for utilities (electric, water, sewer, landscaping, trash). I actually have yet to shower or cook anything since I closed on the property on 11/12/19.
2. I am currently in the process of tenanting the largest unit and my plan is to take 50% of the current utility bill and add that to the rent.
3. The inherited tenants lease expires in two months (only pay electricity) and I am planning the same course of action as in step two.
Thoughts/concerns are welcome.

No need to do that. My management companies deals with dozens of houses like that. You take the bill and split it by the amount of tenants in the building. 4 family with 2 tenants in each unit, take the bill, divide it by 8 and each apartment pays for 2 tenants. 3 family with 11 tenants, divide by 11 and each apartment pays for 4 tenants, 5 tenants and 2 tenants.
So on and so forth.
