.- Reducing utility expenses through either separating meters or if you can’t, convert all fixtures to low flow.

Fixtures etc  once these things are done the house is worth 300k 🤑 making for a nice profit.

@Eddie SorrellIf those market rent #'s are correct, I would clearly explain this to them, and then recommend that you offer to do some minor upgrades to the units for those existing tenants.Put up a fresh coat of paint on the walls, pay for carpet cleaning (if there are carpets), do minimal upgrades to the lighting fixtures, and maybe even throwing in some USB outlets -all relatively inexpensive upgrades to your units that will help force appreciate the rent, even if they decide not to stay.

With that being said, my last two I rented before some final fixtures were and molding was in place.

I had my guy quote me on pulling the old, 4 foot fluorescent, light fixture, sheetrocking the ceiling, putting in recessed lighting etc.

Most flippers use the same light fixtures, plumbing fixtures, tile, paint, flooring and everything else on every job.

I just think of the times I sat there.. especially this one bidder we called him Dollar bob.. retired dentist.what ever the bid he bid BUCK over.. he would just say buck over.. it would go on and on and on.I would have loved to tell the crier hey I will bid 500 over what ever the highest bid you get.. and then go have a cup of coffee :)

@Don Spafford Yes, I spoke with the construction manager, and he said they put about 150k of work into it, new roof, new roof, light fixtures, doors, paint, etc.
