Unfortunately with the current politics with anti rent increases, no evictions etc. in place this is much more challenging, but in the long run works extremely well.

The unfortunate thing here is that investment properties foreclose at a higher rate than primary homes so many banks just don't want the exposure to this.

Yes you can but unfortunately you will get even more passive losses if they are doing a cost segregation... overall this is a good thing.In 2017 when I sold 7 of my turnkey rentals I had 200k of capital gains which I used the passive losses to offset completely.

Unfortunately a side effect of this law (that most WA state politicians dont even care about) is there are people out there that are going to take advantage of this and not pay....but do know its very very rare.
