I know how to operate a front end loader, bobcat to 988, articulating skid steer whatever you got.So if there are any pro's out in San Diego that can trade knowledge for some sweat equity, I'm interested.

. -- I'm leaning more towards getting into single and multi-family home rentalsWhile I'm fixing my financial situation (I have terrible credit and my student loan debt depressing), I figured I could learn all I can and be ready to hit the ground running, once my personal finances allow me to get to the point of comfortably getting out there.Since I don't have much money (or I should say I have zero money) to work with, I was thinking about using my web design and photography skills to build relationships with others that are currently in my area doing what I want to do.

I'm in Austin as well and am in the process of trading in my FHA bought Single Residence Home into some sort of multifamily home.

If time is all you have, trade it.

I live in an apartment, which lease is up in September, and I'm looking at trading my rent for a mortgage.There are a lot of routes to take when looking at an owner-occupant: I could because a landlord living in a duplex, I could buy a property in which I want to live for the long term, or I can buy a fixer-upper. 

She has great people skills and will be great at making sure all of the projects stay on time and on budget. 

If you do not know what those even are it will be pretty easy to make a mess of things.Frankly you are headed in that direction, note trades do not generally have earnest money deposits.

@John Chapman @Jenkins Ramon Thanks guys@Andrew Tuquilar While I have the skill-set to do everything except electrical, I tend sub everything out as I'm rocking my full time gig and this is more evenings and weekend fun for me.  

Start with small properties and over time acquire more and/or trade up for larger multi-unit properties.
