I know it’s essentially the same... find motivated seller put the house under contract on terms then assign to tenant buyer but I am unsure of the paperwork involved and if it has to be done with a title company...

But that doesnt mean i can't learn how to figure out property values, source deals, and make attempts to negotiate with motivated sellers in the meantime.

For the last 6 months, I've been reading more of his books, and getting more motivated to get my first deal.

The goal is to find motivated sellers & then buyers to buy those distressed houses correct?

You find out what their motivations are for selling and you may find out that there is desperation behind the words.

If it were me, before I started talking numbers and making offers, I'd have a longer conversation with the seller to see how motivated he really is.
