I would start calling around and talking to some commercial lenders to get the ball rolling. 

Surprisingly, I called a few lenders last year and most responded they weren't interested in investor financing right now.  

I am leaning towards moving to SDIRA to invest in notes (either to father in-law or other available first position liens) and make a better educated / calculated call in the future once I have used all my available savings.

I took a position as a general contractor with an exterior storm restoration company here in Denver called Endeavor Exteriors.  

Hello @Shaun PalmerI just use standard MLS Purchase and Sale Agrements (PSAs) that title co's are used to.A standard addendum called (here) a Method of Payment Addendum is pre-printed and just needs you to put in the amount down, term and rate.  

Things are just easier when I can invest with some type of capital.While I'm doing so, it seems I've gotten a bit ahead of myself with the advertising (haha) and now calls from my website are starting to come in increasingly regularly.

We've emailed, text, emailed, called, left voicemails, spoke to her company reps, and even more emails.
