I've spent most of my career working in Information Technology but am currently transitioning to a Full Time career as a Realtor.  

I know folks having difficulty renting a 3/2 at $2,200 per month in a great neighborhood with great schools. 

Should we expect any difficulty from lenders if we intend to purchase the property with a LLC?

I wouldn't expect 14% continued appreciation any more than I'd continue to expect 9% annual rental growth.Projecting the future is quite difficult.  I

I agree with @Mike Cumbie about the difficulty of listing a property at a distance on your own; however, it is not impossible.

I also enjoy learning, refining my business, and using technology / automated processes when possible.Would everyone like to submit their rental applications, leases so we can build a sticky post with useful forms?

With today's technology, there's really no limit as to using virtual service providers.My last suggestion is to network locally through facebook groups and REIAs and ask the members who they use.
