How about this: Try offering the listing agent a 50% ownership in the property, if he can help you obtain his listed property via owner financing.

If it shows as a fourplex on tax records and the listing, those units might not be permitted, Obtaining permits as well as rehabbing would be needed to make those "perks" legal and habitable.That may not be a good idea, because an occupied, renovated fourplex can get conventional financing.

These were in fact regarded by SEC and most states (not California) as just being a private deal between business associates - pretty informal.Now my gut feel is that with our new overly regulated environment they are being regarded as securities offerings with an exemption status for private offerings - if all i's are dotted and t's are crossed.
