MLS properties / off the Market properties

To all season investors, what percentage of properties you invest in you buy from the MLS? What percentage off the market? I am a realtor and have access to MLS. Do I have to start with a marketing campaign to look for properties off the market ? And how about contracts do you guys use CAR forms? I am kind of loss here.
