After they're out you'll likely have to sue for damages in excess of the security deposit, which will cost in legal fees and be hard to collect on.Sorry to be the bearer of bad news but you'll need to be diligent in documenting the condition of the apartment after the move-out, and I hope you have a detailed move-in report as well to prove the condition previous to their tenancy.

If the seller doesn't prove hardship, or the liens are too large to deal with, any of these can kill the deal.It then goes to the mortgage insurance people and the investors.If this all approved, the bank will issue a shortsale approval letter that lays out the terms of the deal.Most buyers walk away from shortsales due to the extremely long wait times and frustrations.

If the city could prove that the home was either not lived in for a year or that it was used for any commercial use then they would deny the certification and traditional residential financing would be a lot harder to get.Something else to keep in mind is that if I did change the use of the land I would need to bring the standards of the lot up to today's standards.
