Started doing some site analysis and found 2 great locations or opportunities. 1.  

Starting out, I was pinching any penny I could, so would spend hours and hours measuring and building plans.  

Check the utilities have been moved out of her name and if they have, she left the key, you have it in writing that she wanted to leave and all of her stuff is gone, then I'd say go in and start getting it ready for the next tenant.

I've decided to explore mid-term renting through Airbnb, but I'm unsure of the best methods to get started.

Most importantly, it's great to hear that you found value in the tools and resources we spent years putting together in an organized fashion to help newer investors both start and continue to expand their investment portfolios.

Just starting this process, but are their agent who simply deal with laundromats… or should we deal with a business broker?

We have a condo that we plan to keep as a rental and start building a portfolio.

I actually work for a mortgage company and am a loan officer myself but as I just started i'm trying to wrap my head around all the programs and markets.My broker doesn't focus on investors so it might be wise to find someone who does and learn from them. 

I bet you are starting the call by telling them they are in preforeclosure.
