WE are absolutely smoking it in certain markets because of this one thing you are not going to get far with 500.00 EM deposits LOL .. getting homes with very nice equity at least as good if not better than a letter campaign and it cost us only computer time its free.

Most Home Depots, there is going to be at least one of them in your city, if you were to drive to it at 6:00 in the morning, you are going to find various folks just standing around outside by their pickup truck, smoking cigarettes, having coffee, talking, and it is like they are huddled around.

I had several issues with them: smoking in the unit with the smell disturbing the neighbors, additional people (3) living in the unit that were not on the lease, not communicating with me when there were water leaks or repairs needed, and they left it filthy when they moved out.

I did add a minimum of four recessed lights to each room as well as track lights dome lights pendant lights and hanging center piece lights, as well as smoke and carbon monoxide alarms, for this I had to spend some time in the attic anyway.

Non smoking tenants (smokers often break the rules and sneak a smoke inside) no candles and knowledge of electrical appliances throughout the house hugely diminishes risk.
