No one has more "skin in the game" than a PMC as they have to deal with the property every day until an owner sells or fires them.Also recommend finding your own Inspector and not one referred by an agent.

It does not matter whether you are starting a real estate business, restaurant, car wash, or amazon commerce business - the lender will first look at you and your partner and how much skin you have in the game, your experience and the risk of the loan not getting paid.

You will get tough skin, and if you can handle sec 8 you can pretty much handle any other tenant. 100k unfortunately won't get you too far in many places; BRRRR is fine but unlikely to pull out 100% of your money.
