I'm more concerned with hurting the homeowners than bad info provided to the 'buyer'.  If their time is wasted, nothing is really lost.  It's the poor homeowners who put their trust in someone with no skin in the game and empty promises. A shady assignable contract with nothing. Put down earnest money and do what you say you're gonna do!
