There has been a net shift of 1.4 single family homes from owned to rental property between 2-007 and 2009, almost twice as many as in the previous two year period.

Normally I call with 24hrs notice - which she Always requires and often wants a day or two: she's working a double shift, etc.

Have you pulled back the reigns, or shifted your focus to other markets?

I currently have 2 rental properties and just looking to shift my asset over to another investment property preferably in El Paso, TX or the Indianapolis, Indiana area.

There are very happy landlords in all 5 counties, and the numbers below are simply different hues of winning deals.Recognizing that entire markets shift between cheering and groaning, and my answer here may not be valid in 12 to 24 months, here is my data from the past 10 days comparing the average Gross Yield (est rents x 12 / asking price) for all 5 counties using only properties with a Gross Yield of 8% or more: (click to enlarge)Summary:Utah county seems to give the best return.

You cannot shift your financial obligation to another person without consent of the party who is owed, this is a unilateral agreement where the lender relies on specific performance of that borrower, they never had an opportunity to safeguard their investment with Joe Blow, this places the note holder in a position of accepting risk they otherwise would not have accepted.
