The 3 story house was next to a creek that was 20-30 feet below the average grade/land.

A single story house can often be lifted with small bottle jacks however I'd be much more worried about a 4-plex.

Let me tell u the story)I bought and fixed the house with hard money at 14%I was working with a commercial lender to refi the house to 5.375% over 30yrs.Paid for appraisal. then submitted a lease from my buyer. then had to hv the buyer move in because the appraiser had to verify that the house wasn't vacant before they could close.

It is a double lot with two, two story 1/1 apartments on top of garages in the back. 

There must be more to the story.  

I've never had this, but I did have a very conservative family who were sending their daughter to live in my househack from the middle of the state, and they wanted to be damned sure we were completely on the up and up (they're landlords, too).I've heard stories similar to @Gail K.'

Long story short and a bit longer than most purchase agreements since the property had to go through the quiet title process for a clear title before we could close on the vacant land and it is just over 12 acres.What made you interested in investing in this type of deal?
