You don't want your first deal to go south and then have that scare you away from investing in the future.I'm all about getting started early, but sometimes it's better to hold off a bit until you're in a better position to jump in.

I would find a legal excuse to pass on both and keep looking....If I had to choose, I would choose puppy....as long as the breed isn't prohibited on my insurance.We all have tenants that we call "insane" and "unstable" and a huge hassle to deal with...sorry, but I'm not very comfortable signing up for one where I already know they have mental health issue...sorry.But bottom line is that you better have a LEGAL reason to decline them...

Then the market crashed and I think we got scared as newbies. 

The 2 with HW, the wait was 3 days. with 105, that was really bad,  On one, due to health condition of tenant, we had to get it fixed, and now have to go to HW to try to get refund. 

If you're scared of the neighborhood......realize that you only have to live there for a year.....then move out, and put another tenant in the unit that you vacate. 

I'll be the first to say that I am a bit scared especially of the electrical or plumbing or just being taken advantage by a contractor.
