Hello Everyone I’m doing remodeling of my basement and I do not like to put a access panel but thinking to put door or sliding door.

Current rents are $1100 and I know a few completely remodeled 2bed/1bath's getting $1200 right down the street.

I am fully remodeling this place to look like a farmhouse style so im hoping i could go over $150 once i establish the home.

Here in Marin County California most of our sanitation districts require that sewer laterals be tested usually upon transfer of ownership of the property or substantial remodel worth $50,000.   

I have fully remodeled both units.

There was this 3/2 bungalow that was just remodeled for 99.5K.

I can't help but see remodeled flips at 1.2mil that were bought for 850k a few months ago (without actually hitting the market).. or fixers at 800k that were "sold before processing" and stuff like that.. these houses could have worked for us, but we just never had a chance.
