Fist two family purchased 12 months ago looking for next move

Hello! first time posting here!! It has been about 12 months since i closed on my two family. I have been living in one side and renting out the other. I have fully remodeled both units. The second unit is fully rented out and i have a roommate paying me rent living with me in my unit. 

My goal is to purchase another two-family in my area. What should my next step be? Should i get my current property refinanced? How would you structure the next property financially? Is there any value in borrowing against my current property for the down payment on the new property or should i buy it the same way i bought the first one with 20% down?
