This provides specific products for full rehabbers, fix and flippers, rent ready, owner occupied, etc.You can buy CD's, go to seminars, and spend countless hours chasing REO's while the experienced professionals have the contacts locked up.

@J Scott, to me value add means if you go into a project for say $80k which might be close to current market value and spend another creative $50k in rehab and end up with a property with an ARV of $190k giving you a projected $60k margin on a product that you bought on the basis of seeing an opportunity in the rehab process rather than buying at a discount which usually means you bought it in distressed condition.This way of making deals demands not just creativity, but also experience and a good eye.

If stuff breaks regularly I get better products or harden the property. 

I can sell such products cheap enough so the employer can significantly reduce their costs, even if I'm accumulating a big pile of cash.  

I also have a couple of other potential ideas.Are you looking to contribute to something or build your own product?

The downside is that you only have that one product to offer - can't do purchase mortgages, can't do cash out refinances, can't do conventional refinances, etc - or you'd be giving up that rock bottom IRRRL rate by the time you were done hiring all the people for all those extra departments.  

Assuming that the tenants are still there when we purchase the place, are there other types insurance or products that could cover us for liability while we repair the issues precluding insurance coverage?

VA loans are more flexible than any other Agency loan product out there in every which way except the condition of the home being lent on, as you already know from your home purchase. 

I have 2 or 3 lending partners who have in-house products that allow for additional investor loans.
