Read the PM contract in detail as often it's in their interest to continually place unqualified tenants in your property since they take a 10% management fee per month or 1/2 to 1 months rent for placement.

But they have never gone into detail regarding what kinds of documents go into those packets (so far--I'm only on episode 166, so maybe they've discussed this on a later episode).

There are 100 details of course, but overall, it sounds reasonable.

We made some good progress early on demo, and picking the material etc... and then realized how much more time the fine details and finishing touches took.

Except one thing I don't worry about is my equity being wiped out because unless I try to sell the property during the crash or refinance it (dumb), how much equity I have in it doesn't matter.More pertinent is really just the tenants.
