I recommend this book by Gary Keller et alhttp://www.amazon.com/Shift-Estate-Agents-Tackle-T...Chapt 10 is creative financing.I show that book to agents, Chat 10, all about being creative with sellers and buyers, getting the deal done.

I've dealt with some aspects of the foreclosure process before when I worked in the title industry be not this particular aspect nor from the perspective of an investor.

It gave me a nice perspective about MFR though right now I'm doing wholesaling.

And yeah I guess I never really put it into perspective but since graduating high school in'09 and one year of college in Milwaukee, the past 4 years have been a hell of a ride.

Maybe one of them would take you under his wing for a while, (from my limited experience, that's the fast track - and who doesn't like to play in the shallow end).Always nice to get a Canadian's perspective on this business. 

My concern is buying too high with a possible impending shift in the stock market.
